Collection of Monthly Rent

  • Provide tenants with multiple methods to submit rent
  • Post 3-day notices if rent is not received by the 5th day of the month

  • Coordinate preventative and routine maintenance with tenant.
  • Conduct general inspection at owner's request , a Coastal Pioneer representative will complete a documented inspection of your rental property to include pictures.

Our Eviction Protection program provides peace of mind by covering the cost and handling the process if a tenant we place needs to be evicted. From filing paperwork to coordinating with attorneys and the courts, we take care of every step to minimize stress and financial risk for our property owners. This ensures you are protected against unexpected legal expenses and disruptions, keeping your investment secure.

Happiness Guarantee

At Coastal Pioneer Realty, we are committed to exceeding our owners’ expectations and building long-term partnerships. Unlike many property management companies that charge cancellation fees or require long-term contracts, we believe in keeping things simple and flexible. If you ever decide to discontinue our services, we only ask for a 30-day written notice and that any outstanding invoices for the property be paid in full.

 

12 Month Tenant Guarantee

At Coastal Pioneer Realty we gaurantee that you will never have to pay 2 leasing fees in the same 12 month period. Now, the only exception would be a federal military relocation, or any other early termination clause required by the state which are out of anyone’s control, but outside of that we guarantee your tenant will stay 12 months, or we will find a replacement at no additional charge.

Pet Damage Guarantee

Most renters today have pets, and pet-friendly properties consistently experience lower vacancy rates. We understand, however, that some owners may be concerned about potential damage. That’s why we offer our Pet Damage Guarantee — covering up to $2,000 in pet-related damages beyond the tenant’s security deposit. To qualify, the tenant must have been placed by Coastal Pioneer Realty, and the Pet Damage Guarantee must be included in the management agreement. Please note, unauthorized pets, assistance animals, and aggressive or restricted breeds are not covered under this guarantee.
